Legionella Assessment

What is it?

Legionella bacteria, found in water systems, can cause serious pneumonia-like illnesses collectively known as Legionnaires’ disease. These bacteria are naturally occurring in rivers, lakes, and reservoirs, with over 50 identified species. They can enter building water systems such as hot and cold water tanks, showers, cooling towers, and evaporative condensers via the mains supply.

Why do we need it?

Legionella bacteria pose a risk when conditions in water systems allow their growth and aerosol droplets containing the bacteria are inhaled. Risk factors include:

  • Water temperatures between 20-45 °C, ideal for bacterial growth.

  • Aerosols created by outlets or systems such as showers and cooling towers.

  • Stored or re-circulated water.

  • Deposits like rust, sludge, or biofilm that provide nutrients for bacteria.


If you manage water systems in a building, a risk assessment and effective control measures are essential to protect occupants and ensure compliance.

When should we do it?

The frequency of Legionella risk assessments depends on several factors:

  • The type of business or premises.

  • The size and complexity of the water system.

  • The degree of risk posed by the system.

  • Changes to the operation or design of the water system.

How do we do it?

A qualified consultant will attend your site to conduct a comprehensive risk assessment in accordance with the Approved Code of Practice (ACoP) L8 “The Control of Legionella Bacteria in Water Systems” (Fourth Edition).


The assessment includes:

  • A detailed examination of your water systems.

  • An evaluation of your current management practices.

  • A clear and thorough report outlining findings and recommended remedial actions.
